Private hot tub means two different things on Branson listings, and the wrong one costs you the winter soak you booked the cabin for. We own and run three homes here, each with its own tub, and this is how to tell the two apart before you pay.
Key takeaways
- Ignore the word private in the headline and read the photo captions instead.
- In winter, turn the water up when you walk in the door, not when you want to get in.
- Count tub seats, not beds, when you are deciding who comes.
- Head count decides the house before the tub does, and only one of the three has no stairs.
What a private hot tub means on a Branson listing
Private means the tub is fixed to the home you booked: it sits on that home's deck or patio, and the only people who use it are the people on your reservation. The other kind belongs to the community the house stands in, and it is open to everyone staying there.
All three of our communities are built that way. Summer Bay, where Antler Ridge is, has four outdoor hot tubs beside its pools. Chateau Mountain North, where Hilltop House is, has one outdoor pool and hot tub shared with about 36 homes, a couple of minutes' walk from the door. Wilderness Mountain, where Sundowner Lodge is, lists no shared hot tub, so the lodge's own tub is the one you get.
How to tell a private tub from a shared resort tub before you book
Look at where a listing files its hot tub photos, because a private tub is photographed with the house and a shared one is photographed with the pool. Our Antler Ridge gallery holds both, which makes it a fair example: the section labeled Hot tubs carries two resort shots, captioned Outdoor Pool 1 and Hot Tubs 1&2 and Hot Tubs 3&4, while the house's own tub is filed under Patio next to the grill and the seating.
Four checks settle it before you book.
- A tub with pool fencing, rows of lounge chairs, or a second tub in the frame is the resort's.
- A listing that gives a seat count is describing one tub it controls. A listing that counts tubs is describing a shared amenity.
- Ask which door opens onto it. A private tub is inside the home's own outdoor space, and the resort tubs sit behind a pool gate with its own entrance code.
- Ask the owner straight out whether the tub is theirs or the resort's. Anyone who runs their own homes answers that in one line.
Are the hot tubs open in winter?
Yes. All three of our private tubs run year round, and the shared outdoor tubs at these resorts do not. Chateau Mountain North's outdoor pool and hot tub open Memorial Day to Labor Day weekends and stay shut the rest of the year. Community pools and outdoor tubs across the Branson resorts are closed through January. What every one of the three communities does keep open in winter is a heated indoor pool.
One thing to plan for on a cold arrival day: every guest sets the tub to 90°F at checkout, which is a standard step on our checkout list, so the water will be below soaking temperature when you lift the cover. Turn it up as soon as you get in the door rather than after dinner.
Is the water changed before we arrive?
At Antler Ridge and Hilltop House the cleaning team services the hot tub before every arrival and changes the water when it needs changing. If you would rather not leave that to our judgment, ask for a drain and refill and we will do it for a $30 fee. Ask at booking, because the work happens during the turnover between guests.
The one thing we need from you in return is water level. Never let it drop below the jets, because running the tub low damages it, and there is a hose beside each tub for topping it up.
How many people fit, and how hot the water gets
Sundowner Lodge's tub seats eight and Antler Ridge's seats seven, and every tub we own tops out at 104°F. We do not publish a seat count for the tub at Hilltop House.
The safety rule is to stay out if the water ever reads higher than that. Sundowner also has a six-person barrel sauna outdoors, which adds six more warm seats for the nights when the tub is full.
Hot tub rules that catch groups out
The four that catch groups out are glass and alcohol, soak length, children in the water, and quiet hours. They are the same at all three homes.
- No glass and no alcohol on or near the tub, and no soaps or oils in the water.
- Shower before you get in, keep a soak to about 15 minutes, and cool off before you go back.
- Children must have an adult with them, and we do not recommend the tub for anyone under 5.
- Quiet hours run 10:00 PM to 8:00 AM in all three communities, and a tub deck counts as outdoors.
Put the cover back on afterwards and keep everyone off it, because standing on a cover is what breaks it. At Antler Ridge there is one more: the charcoal grill lives on the same patio as the tub, and it has to be moved to the far end of the patio before anyone lights it.
What is open in Branson on a cold day
The most dependable cold-day stop near the lake is the Shepherd of the Hills Fish Hatchery, six miles southwest of Branson on Highway 165 below Table Rock Dam. The grounds are open 4:00 AM to 10:00 PM every day and the conservation education center runs 9:00 to 5:00 Tuesday through Saturday, closed Sunday and Monday. It is the largest trout-rearing operation Missouri's conservation department runs, turning out 350,000 to 400,000 pounds of trout a year, and about three miles of trail leave from the grounds. That same department names late December through early February as the window for bald eagles near open water, and the hatchery is one of the two local places on its list.
Dogwood Canyon Nature Park is 14 minutes from Wilderness Mountain and about 40 from the other two communities, with 6.5 miles of paved path through the canyon, which makes it a morning from the lodge and a half-day trip from the other homes.

Dates between November 1 and January 7 land inside Ozark Mountain Christmas, and what to book first for a Branson Christmas covers that calendar. After January 7 the town is into its quiet stretch. Normal highs near Springfield sit between 44°F and 46°F with lows near 24°F, and February highs climb to about 53°F by month end, which the Branson in January guide sets out in full. Most theaters pause for January and February, so check a specific show's schedule before you build an evening around it. Everything else worth a cold afternoon is on our Branson attractions guide.
Which of our cabins to book for a hot tub trip
Book Sundowner Lodge for a group above sixteen, Hilltop House for eight to sixteen, and Antler Ridge for twelve or fewer who would rather not deal with stairs.
Sundowner sleeps 27 across 10 bedrooms and 9 bathrooms in Wilderness Mountain, and its tub is on the lower deck beside the private fire pit, with the game room and movie room a few steps inside. It is about 40 minutes from Branson Landing, so treat downtown as its own evening instead of a detour, and our big-group reunion guide covers how far ahead a house this size has to be booked.
Hilltop sleeps 16 across 5 bedrooms and six and a half bathrooms in Chateau Mountain North, about 10 minutes from the Landing. Its patio carries an outdoor fireplace, a TV, and a propane grill alongside the tub, which is the layout to pick when half the group wants to sit outside in December without getting wet.
Antler sleeps 12 across 4 bedrooms and 4 bathrooms on one level with no stairs anywhere in the house, the same 10 minutes from the Landing, and its patio faces west over the water, so the tub gets the sunset.
Compare all three on our Branson vacation rentals page. A four-night summer booking at one of these houses carries more than $400 in service fees on Airbnb or VRBO. Booking direct here takes that off the total, and it puts you in touch with the family that services these tubs.
